General
All properties are licensed for short term rental with the City of West Palm Beach, Palm Beach County and State of Florida. All properties are privately owned and hence reflect the individual styles of their owners.
Online reservations are not confirmed until a signed agreement (via email) issued by Palm Beach Vacation Rentals is returned.
Prices & Minimum Stays
In accordance with City of West Palm Beach ordinances, there is a 7 night minimum stay requirement. During holidays & special events, such as Christmas and New Years, art shows, etc., prices and minimum stay requirements may be higher. In addition special events and holidays may require specific arrival and departure dates. Pricing is based on occupancy by two persons per bedroom. If individual properties permit additional occupants, extra person charges may apply. The City of West Palm Beach ordinances prohibits overcrowding of accommodations. A $25.00 reservation (administrative) fee is charged on each booking as well as a $49.00 damage insurance (please see below information regarding damage insurance). For properties with optional pool heat the short term rental agreement will include an additional fee that may be waived upon completion of the agreement. Sales taxes (currently 12%) are in addition to any costs otherwise stated.
Payments
Bookings made more than 28 days before arrival require a down payment 15% of the total. The balance for the remainder of your booking is due 28 days before arrival. Acceptable methods of payment include personal checks, Credit Cards, Cashier's Checks, Money Orders, and Traveler's Checks in US dollars.. No personal checks will be accepted within 30 days of your arrival, unless otherwise approved by Palm Beach Vacation Rentals. We accept VISA, AMEX, or MASTERCARD.
Check-In
Normal check-in time is 3:30 PM to 6:30 PM. Check-in prior or after these hours must be arranged in advance based on availability of the property.
Check-Out
Normal check-out time is no later than 10 AM. A late checkout fee of 1/5 of the daily rate per hour after 10AM will be assessed unless approval has been obtained for a later checkout from Palm Beach Vacation Rentals.
Cancellation
On cancellations received MORE than 28 days in advance of your scheduled arrival, your prepayment will be refunded (less your $25 reservation fee). On cancellations received WITHIN 28 days of your scheduled arrival, no refunds are possible under any circumstances, including family emergencies or cancelled flights. Mandatory evacuation due to hurricane is considered a cancellation and will not be refunded. Travel Insurance is available to purchase.
Security Deposit/Damage
Vacation Rental Damage Coverage is included with all reservations for a charge of $ 45. This Vacation Rental Damage plan covers unintentional damages to the rental unit that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1,500. Any intentional damages or damages that exceed $1,500 will be charged to the credit card on file. Certain terms and conditions apply.
Some properties require additional refundable security deposits which are collected upon final payment. This deposit would be held until approximately two weeks following the departure of your reservation to cover any intentional damage, excess unintentional damage or excess cleaning charges during the agreement term. By no means does the amount of the security deposit limit guest's responsibility for damages and charges exceeding security deposit amount and by signing a written agreement authorizes Palm Beach Vacation Rentals to charge such fees to the credit card on file. All credit cards must be valid for 60 days following departure.

Travel Protection Insurance
We also offer optional travel protection insurance on all reservations booked 28 days or more in advance. Insurance is calculated at 7.65% of the base rent. Travel protection insurance includes trip cancellation, trip interruption, travel delay and well as additional reimbursements and concierge services. Details regarding this plan may be found below.

Additional Restrictions
No occupants may be under the age of 18 unless accompanied by a parent or other legal guardian. Non-compliance with this provision will result in denial of occupancy and forfeiture of all monies paid to date. Our enforcement of this policy is absolute.
Refundable security deposits are required for some houses (as listed in the descriptions) and for stays 4 weeks or longer.
Pets are not allowed unless prior arrangements have been made with Palm Beach Vacation Rentals and a fee and deposit are paid. Individual owners set the rules on pets for their individual property. Any violation will result in immediate eviction and/or $500 penalty from the property.
Our homes and condominiums are operated in accordance with Chapter 509, Florida Statutes.
