We have established relationships with housekeepers, contractors, plumbers, electricians, air conditioning repairmen, appliance repairmen, interior designers, insurance agents, etc. that we can rely on to provide good services for you too. And we never insist that you must use our outside vendors. We are always happy to work with new people that you trust.


We will market your property through a multi-faceted plan utilizing internet & (limited) print marketing as well as targeted sales activities. In addition to a free listing on, we advise owners on where to list their properties on vacation rental directories, such as and to name a few (you also benefit from multi-property discounts). We market the company through our affiliations, such as the Florida Vacation Rental Manager’s Association and many online directories and membership organizations, such as and and other local guides and programs. We will also coordinate with professional photographers to capture the best side of your property.


Our staff keeps busy answering calls and emails from perspective guests, as well as coordinating guest arrivals while offering a local’s advice of things to do in the Palm Beach area or referring services that will make the guest’s stay a little more enjoyable.

Housekeeping & Maintenance

We will coordinate as much or as little of the housekeeping, lawn and maintenance services as you desire. It is our goal to provide the guests with a clean, functional vacation property. Tastes vary from owner to owner and guest to guest, but we strive to suggest ways to maintain & improve the property to increase your rental & sales value.


We provide you with a monthly accounting of all rental proceeds, along with itemized expenses of funds expended on your behalf at the beginning of the month for the previous month. We pay your sales and bed taxes on your behalf on a monthly basis. We encourage you to automate your monthly utility and operating expenses as much as possible, but we can also pay these on your behalf which would be reflected on your monthly statements. A monthly reserve must be maintained for these purposes.


Palm Beach Vacation Rentals is licensed and insured to manage vacation rental properties in Palm Beach County. Our homes and condominiums are operated in accordance with Chapter 509, Florida Statutes.

Our online booking and availability system allows both management company and homeowners to update property availability across all web sites in real time. The system also dispatches cleaning schedules and home inspections. We provide a free dedicated independent web site for your villa. Our web site services include an easy to use Windows interface to manage the look and feel of your site, bookings, pricing and online reservations.

Online income statements and works orders

The income accounting reports can be accessed and viewed online or downloaded to PDF, Excel or email. Work orders can be requested online, information about any outstanding work order can be viewed and updated in real time.

Highlights Of A Rental Agreement
  • Initial exclusive contract term is 12 months with self-renewing for second year.
  • Compensation: Our commission ranges from 10 – 20 %, depending on the length of stay and the booking channel for each rental.
  • Palm Beach Vacation Rentals is happy to pay utility bills for the property and reflect such on the monthly owner’s statement. Taxes, insurance and mortgage payments are generally the responsibility of the owner, however, with special arrangements we will assume responsibility as long as funds are provided.
  • Housekeeping, maintenance costs and any other fees, such as licensing are shown on the monthly statements and paid for owners.
  • Owners pay for listings in vacation rental directories, such as, but benefit from group discounts. Palm Beach Vacation Rentals pays listing and membership fees for company wide inclusions.
  • Owners must carry a minimum liability insurance of $1,000,000 and list Palm Beach Vacation Rentals as additional named insured.
  • All rentals must comply with City of West Pam Beach ordinances. It is not permissible to rent for less than 7 nights.
  • Owners agree to fully license the property for its use as a vacation rental, including all occupational licenses; business licenses; installation of smoke detectors, fire extinguishers & emergency lighting; other requirements by the City of West Palm Beach Fire Marshall
  • There are no use restrictions by the owner or owner’s non-paying guests.
